The house is a unique old stone house set well
back (50 m) from a small inter-communal road
about 1km outside Cerisy Bell Etoile (Baker,
grosser and two restaurants/bars, as well as
school and mairie) in the Orne “Departement”,
about 7 km from Flers (35.000 inhabitants) and
Conde sur Noireau (10.000 inhabitants
(Calvados.)) Both towns have large supermarkets,
shopping and weekly local market. Flers has
direct rail link to Paris 6-8 times a day, which
takes just 2 hours and 15 min.

Boulogne & Calais - 4 hours.
Airports: Dinard - 2 hours, Paris –3½ hours.
The south facing house was built in the 17th
century in the traditional farmhouse style and a
century later a farm building of similar size
was constructed to the east which belongs to a
local French week-end farmer.
The plot of land (approx. 2030 m²) has been
fenced and planted with fruit trees. A gate, a
driveway and parking area have been made and a
walkway now leads to the main house. A large
courtyard is being installed to the south, west
and north sides of the main house.
The kitchen is large, light and airy in the
French country style. In approx. 42 m² of space
there is a fireplace, old built-in cupboards,
two doors and four windows. The original archway
and internal stairways connect kitchen and
living room/ bedrooms and loft/mezzanine. The
upstairs room “Le Granier” w/ its own original
granite outside stairway has been divided into
two equal sized bedrooms (Approx. 15 m²), with
one shared bathroom, w/ a modern massage shower
stall, toilet and vanity sink. The loft room
(Approx.30 m²) and the “la mezzanine” (approx.
12 m²) are an integrated functional extension of
the living room (Approx. 34 m²), with a
monumental walk-in granite fireplace. Skylights
and insulation are being installed in the roofs
of the loft and living room. A stairway leads
from the kitchen to the cellar ”La Cave”, which
has been divided into two equally sized bedrooms
(Approx.12 m²). Both are fitted with traditional
solid oak doors leading to the outside courtyard

Newly double glazed windows with white
painted frames and shutters are currently being

All rooms have phone and TV/satellite jacks.
A well-balanced heating system is being
installed, electric and central heating,
fireplaces are being renovated and new metal
shutters/dampers installed.
The all-new hot and cold water system is fed
by communal water and the sewerage/septic tank
system (“Fosse toutes eaux”) and drainage have
been approved and installed. Water well is
shared with the neighbour.
The slate roof on both buildings is being
renovated and gutters & down pipes installed.
The outbuilding is being converted (subject
to local approval of application) in to a
usable, multifunctional annex with one large
room, by adding walls to the existing roof and
opening up the loft. Power, water and sewerage
systems have been extended to the annex.
